It would be impossible for you to check all of my lenders for the best rate, and even if you could, by the time you got half way through, the first one might have a new rate sale! You are welcome to come in to my office, or just relax and arrange your mortgage from the comfort of your own home or office. It's about getting you the best deal, while providing you the utmost in service and convenience. I have more options - Your bank or credit union has one set of mortgage products and mortgage rates to offer. I have the mortgage products of over 60 mortgage lenders (see Lender List) available to me, and am not tied to any one lender. Every lender has different policies so one will often approve a mortgage while many others won't, or one of my lenders will aprove you for a higher amount, and in some cases, significantly higher! Which lender has the best rate right now.....................it doesn't matter because it will probably change by the time you buy!
I receive rate sales and rate changes instantly via email from all of my lenders, the minute that a lender drops their rate. I often pre-approve you at one lender, and then actually place your mortgage at another lender when you purchase a home, because a different lender will often have the lowest rate by then. You couldn't do this yourself....that's why you have me! You could go to a bank and get pre-approved and then buy a home, but a different lender might have a better rate by then. You can't even check all of my lenders, as some only deal with licensed mortgage professionals, and they are excellent lenders with with excellent rates and policies!
I am paid by the lender not you- residential mortgage brokers are paid by the lender where we place the mortgage, and not the client. My compensation is based on the size of the mortgage - not the mortgage rate, so you can feel comfortable knowing that I will work hard to get you the best rate. There are a few exceptions to this, but I would advise you before hand if that was the case.
My company is local and independant - Unlike many other mortgage companies, Select Mortgage is Canadian - based here in BC - and is not owned by a financial institution. Select Mortgage may be local, but produces enough mortgage volume to allow me to access the very best and largest mortgage lenders - something smaller mortgage companies can't always do.
I am a Licensed Professional - As a member of the Mortgage Brokers Association of BC, I have met academic requirements for licensing through the University of BC, and am governed by strict professional rules of conduct designed to ensure that the advice I give is impartial and meets the needs my clients. Licensing is not required of mortgage representatives in most traditional financial institutions, however I am not only licensed, but am governed by FICOM, and we are members of the BBB.
